How it works · for homeowners

From an idea to a permit application.

Every step, in order. Designing and the permit answer are free; you pay when you’re ready to apply.

Part 1

Start

Free
  1. Sign up free

Make an account and choose “My own home”. No card needed.

  2. Pick your project

    A deck, a fence, a bathroom or a basement.

  3. Add your address

Permit rules follow your City, so we start there. The street address can wait.

  4. Pick an idea you like

Decks start from four you can see, like “Off the back door” or “Low and simple”. Other projects start from examples you can tap.

Part 2

Design

Free
  1. See your design

We draw it for your house in 3D, built to the Ontario Building Code. It takes about a minute.

  2. Get the permit answer

We tell you whether you need a building permit in your City, and why.

  3. Change anything

Tap what you want to change, like the size or the railing, or ask in your own words: “Make it 2 ft wider”. Every change can be undone.

  4. See the cost

Your materials, item by item, before tax. Doing the work yourself? Set labour to $0.

Part 3

Apply

$79per project
  1. Answer a few questions

About the property, a few measurements, the drawings and who’s involved.

  2. Download your application package

The drawings and the City’s forms, filled in, in one download.

  3. Submit it on your City’s website

Upload the package and pay the permit fee to the City. If the City asks for changes, add its comments and we update the drawings.
